We provide a low risk, simple, and generous way for Friends & Family to lend towards real estate
Amount
You determine how much you want to lend ($50,000 minimum)
Find Property
We will find the apartment building to purchase
Promissory Note
We will sign the Promissory Note with your preferred terms
Wire Transfer
The title company opens an escrow account for closing. You wire your funds to the escrow account one day before closing.
Closing
The title company prepares the mortgage documents, which are signed and filed, securing your loan with the property.
Receive Interest Payments!
Your interest payments are automatically deposited into your bank account
Refinance and Repeat
After typically 2-3 years (based on our agreement) we will refinance the property, return your funds, and look to repeat the process with a new property.
Examples of our Work
Our strategy is to find undervalued investment properties. We then take those properties, renovate the exterior and interior, and rent them out to quality tenants. They are proud to live there, so we hire out professional management in order to care for them well.
